#20: Poor Yard Drainage
Poor drainage can turn a nice yard into a warning sign. Soggy soil, erosion marks, puddles near the foundation, or ground sloping toward the house may make buyers worry about basement leaks, mold, or foundation damage.

Address water flow before it causes bigger problems. Clean gutters, extend downspouts, regrade low spots, add drains where needed, and keep soil sloping away from the house. Buyers should check the yard after rain when drainage issues are easiest to spot.
