#52: Basement Moisture
Basement moisture can raise serious concerns because buyers know water problems often get worse. Damp floors, white mineral stains on walls, sump pump issues, musty smells, or signs of past flooding may suggest leaks, mold, drainage trouble, or foundation stress.

Do not just paint over the evidence. Fix grading, gutters, cracks, sump pumps, or drainage problems first. Use a dehumidifier, improve ventilation, and keep repair records. Buyers should ask when moisture appears and whether it happens after heavy rain, snowmelt, or year-round.
